About PropioLedger

Helping Landlords Understand Their Rental Portfolio

PropioLedger was created to help landlords and rental property owners gain better visibility into the financial performance of their rental properties.

Current Status

Private beta opening soon

PropioLedger is currently accepting early access requests ahead of a limited private beta expected to begin in mid-to-late July 2026. We're using this time to gather interest, prepare onboarding, and continue improving the product before inviting users into the beta.

Financial Visibility

Simple questions should not require scattered records

These sound like simple questions, but for many landlords the answers are spread across spreadsheets, bank accounts, notes, and disconnected systems. PropioLedger was built to bring that information together in one place.

How much income did my properties generate?

What are my largest expenses?

Which properties are most profitable?

How much rent remains unpaid?

What does my cash flow look like?

How is my portfolio performing overall?

Founder Story

Why PropioLedger Exists

PropioLedger started from a personal challenge. When my father passed away, I found myself responsible for helping manage more than 20 rental properties to ensure his surviving wife continued receiving the income those properties generated.

The challenge was that I lived in a different state. What started as a few spreadsheets eventually became difficult to manage as rental activity, expenses, balances, occupancy, and reporting needs grew.

I found myself spending more time maintaining spreadsheets and gathering information than actually understanding how the portfolio was performing. I wanted a simpler way to understand income, expenses, cash flow, open balances, occupancy, property performance, and profitability.

When I could not find exactly what I wanted, I started building it. That project eventually became PropioLedger.

The Problem

Spreadsheets work until the portfolio outgrows them

Many landlords start with spreadsheets. For a while, they work well. But as rental portfolios grow, information often spreads across too many places and creates more work with less visibility.
