Privacy Policy
This Privacy Policy explains how Stilly Ventures, Inc. collects, uses, discloses, and protects information relating to PropioLedger and associated websites, applications, and services.
1. Introduction
PropioLedger is a rental property accounting, financial tracking, reporting, and operational management platform. By using the Services, you acknowledge the practices described in this Privacy Policy.
2. Scope
This Privacy Policy applies to public website visitors, prospective customers, trial users, registered users, early access applicants, private beta applicants, private beta users, paid subscribers if paid plans are later enabled, and people who submit contact or privacy requests. It applies to information collected through PropioLedger websites, applications, early access and beta request forms, contact forms, support communications, subscription and account management activities, cookie preference tools, and privacy rights workflows.
3. Information We Collect
Information you provide directly. We may collect name, email address, phone number, account credentials, billing information if paid plans are enabled, subscription information if paid plans are enabled, and communications with support.
Early access and beta request information. If you request early access or private beta access, we may collect your first and last name, email address, optional phone number, company or portfolio name, property count, rental type, property locations, expected number of users, expected monthly price range, current tracking method, pain points if provided, notes, request status, invitation status, beta access status, beta end date, and related review or support context.
Account and property information. Users may provide account, portfolio, or owner/operator details, property addresses, rental and occupancy information, payment information, revenue information, expense information, invoice email settings, property notes, and related operational records.
A company may represent an individual landlord, rental portfolio, family-owned rental business, real estate investment group, or property management organization.
Renter, tenant, and third-party information. Users may choose to store information relating to renters, tenants, occupants, vendors, owners, and other third parties. Examples may include names, addresses, email addresses, phone numbers, rental dates, occupancy information, notes, and records.
Users are solely responsible for ensuring they have the legal authority and appropriate rights to collect, store, process, and manage information submitted to PropioLedger. Stilly Ventures, Inc. does not independently verify the legality or accuracy of information submitted by users.
Support, contact, and privacy request information. When you contact us or submit a privacy request, we may collect your name, email address, message contents, selected topic, request type, support history, request status, fulfillment notes, policy version, and related workflow records.
Technical information. We or our service providers may automatically collect IP address, browser type, device information, operating system, authentication events, error logs, security logs, session information, and similar technical records. Cookie consent and privacy request records may store privacy-safe hashes of IP address and browser user-agent so we can help match browser-level requests without storing the raw IP address or raw browser string in those compliance records.
Usage information. We may collect limited first-party product and website usage events, such as page views, form submissions, route patterns, feature areas, authenticated user ID, company or portfolio ID, role context, and small event metadata. These records are used for product operations, troubleshooting, security, beta administration, and aggregate usage reporting. Public page-view events do not include raw query strings.
4. How We Use Information
We may use information to:
- Provide, maintain, and improve the Services.
- Create, authenticate, and manage user accounts.
- Review early access and private beta requests, send invitations, manage beta access, and collect beta feedback.
- Evaluate participation requests, manage waitlists, prioritize invitations, communicate product updates, and administer the private beta program.
- Use feedback, feature requests, bug reports, surveys, and other information voluntarily provided by users to improve the Services.
- Process subscriptions if paid plans are enabled.
- Protect platform security and prevent fraud, abuse, and unauthorized access.
- Respond to support, contact, and privacy requests.
- Send operational emails, including invoice emails configured by users.
- Maintain activity logs, audit records, and compliance workflows.
- Comply with legal obligations and enforce our Terms of Service.
We do not use renter or tenant information for advertising purposes.
5. Legal Bases for Processing
Where laws such as the GDPR apply, we process information based on contractual necessity to provide the requested Services, legitimate interests such as securing the platform and responding to support requests, legal obligations, and consent where required, including certain cookies and future analytics technologies.
6. Cookies and Similar Technologies
PropioLedger uses cookies and similar technologies. Currently, PropioLedger primarily uses authentication cookies, security cookies, session cookies, and consent preference cookies. These technologies help authenticate users, maintain sessions, protect against fraud, and store privacy preferences.

7. Analytics and Marketing Technologies
At the time of this version of the Privacy Policy:
- Vercel Web Analytics may measure public website usage as cookieless aggregate analytics.
- PropioLedger also records limited first-party usage events in our own database for public page views, public form submissions, and authenticated app usage. These first-party events use compact route and event metadata rather than raw browsing histories.
- No advertising pixels are active.
- No marketing trackers are active.
- No session replay tools are active.
- No behavioral advertising technologies are active.
If optional analytics cookies, advertising, marketing, communication, or similar technologies are implemented, users will receive required disclosures, consent mechanisms will be updated where required, and cookie preferences will control applicable technologies.
8. Global Privacy Control
PropioLedger recognizes and honors browser-based Global Privacy Control (GPC) signals where applicable. When a valid GPC signal is detected, applicable opt-out preferences are honored and certain categories of future tracking technologies may be disabled automatically.
9. How We Share Information
We do not sell personal information. We do not currently share personal information for cross-context behavioral advertising.
We may disclose information to:
- Service providers that support hosting, authentication, infrastructure, email delivery, payment processing if enabled later, customer support, security, maps, and geocoding.
- Legal, regulatory, or governmental recipients when required by law, court order, government request, or regulatory obligation.
- Successors or related parties in connection with a merger, acquisition, asset sale, reorganization, or similar business transaction.
10. Current Service Providers
- Supabase for authentication and database services.
- Vercel for hosting, runtime infrastructure, and consent-controlled public web analytics.
- Resend for email delivery.
- Geoapify, OpenStreetMap, or Nominatim for optional map and geocoding workflows.
11. International Transfers
Users may access the Services from countries outside the United States. Information may be processed and stored in the United States or other locations where our service providers operate. Where required, we will implement appropriate safeguards for international data transfers.
12. Data Security
We use commercially reasonable administrative, technical, and organizational safeguards designed to protect information. Examples may include HTTPS encryption, access controls, authentication systems, security monitoring, logging, auditing, and row-level access controls for company-owned data. No system can guarantee absolute security.
During the private beta, users should maintain independent copies of important records and financial information. Beta features may be experimental, and data entered into beta features should not be relied upon as the sole system of record.
13. Data Retention
We retain information for as long as reasonably needed to provide the Services, maintain accounts, comply with legal obligations, resolve disputes, enforce agreements, preserve security, support backups, and maintain legitimate business records.
Privacy rights request records may be retained to document intake, verification, response, and fulfillment. Cookie consent records may be retained to document consent history and preference changes. Completed or denied privacy rights requests and older cookie consent records may be purged according to configured compliance retention workflows.
Deletion requests may be subject to verification, legal exceptions, account administration needs, backup limitations, financial recordkeeping obligations, and other lawful retention requirements.
14. Your Privacy Rights
Depending on applicable law, you may have rights relating to access, correction, deletion, data portability, restriction of processing, objection to processing, withdrawal of consent, and opt-out rights. Requests may be submitted through the Privacy Rights Request page, the Contact Us page, or by emailing propio_privacy@stillyventures.com.
We may verify identity and authority before fulfilling a request. Applicable legal exceptions may limit the availability of certain rights.
15. California Privacy Rights
California residents may have rights under applicable California privacy laws. Subject to applicable exceptions, California residents may request access to collected information, deletion of information, correction of information, information about disclosures, and opt-out rights where applicable.
PropioLedger does not currently sell personal information and does not currently share personal information for cross-context behavioral advertising.
We honor applicable GPC signals as described above. California's Attorney General describes GPC as a browser-level signal that can communicate a user's request to opt out of sale or sharing under the CCPA.
16. Other U.S. State Privacy Rights
Residents of states with applicable privacy laws may have rights including access, correction, deletion, portability, and opt-out rights. Rights and limitations vary by jurisdiction.
17. Children's Privacy
The Services are not intended for children under 18 years of age. We do not knowingly collect personal information directly from children.
18. Third-Party Links
The Services may contain links to third-party websites or services. We are not responsible for third-party privacy practices. Users should review the privacy policies of those third parties.
19. Changes to This Privacy Policy
We may update this Privacy Policy periodically. Material changes may be communicated through website notices, application notices, email communications, or other reasonable methods. Continued use of the Services after changes become effective constitutes acceptance of the revised Privacy Policy.
