Editing Properties

Update property addresses, default rates, and descriptions while preserving existing rentals, payments, expenses, and history.

Overview

Property information can be updated as details change. Common reasons include correcting setup information, updating an address, changing default rental rates, or revising the property description.

Changes made to a property are reflected anywhere the property record is displayed, including property lists, property detail pages, reports, maps, listing profiles, and rental workflows that use property defaults.

How To Edit A Property

  1. Open Properties.
  2. Select the property address to open the property detail page.
  3. Choose Edit Property or the edit control in the Property Details section.
  4. Update the desired fields.
  5. Review the changes and save.

Editable Property Information

Editable property information includes the structured address, default monthly rate, default nightly rate, and description.

Application admins may also see account or portfolio ownership fields when they are supporting multiple customer accounts.

  • Street address.
  • Address line 2.
  • City.
  • State.
  • ZIP.
  • Default monthly rate.
  • Default nightly rate.
  • Description.

Updating Default Rates

Properties can store default rental rates that speed up future rental setup. The default monthly rate prefills monthly rental agreements. The default nightly rate prefills nightly rental agreements.

Default rates are starting values only. Users can still edit the actual rental rate before saving a rental.

Existing Rentals Are Not Updated

Changing a property default rate does not modify existing rentals. Existing rentals keep the rental rate that was saved when the rental was created.

Updated default rates are used only when creating future rentals.

  • Property default monthly rate was $1,500.
  • An existing rental was saved at $1,350.
  • The property default monthly rate is later changed to $1,700.
  • The existing rental remains $1,350.
  • New monthly rentals will default to $1,700 unless the user changes the rate before saving.

Address Changes

Property addresses can be updated when necessary. Address changes affect how the property appears throughout the application.

If maps are enabled, editing the address may cause coordinates to be recalculated so map views can continue to place the property correctly.

  • Property displays and search results.
  • Reports and exports.
  • Map views and geocoding.
  • Listing profiles.
  • Rental and payment context that displays the property address.

Property Description

The property description can be updated at any time.

Descriptions are commonly used for internal notes, property identification, and listing profile preparation.

What Editing Does Not Change

Editing a property does not rewrite historical operating records. Those records remain unchanged so accounting and rental history stay accurate.

  • Existing rentals.
  • Rental rates already saved on rentals.
  • Payments.
  • Expenses.
  • Rental history.
  • Occupancy history.

  • Can I edit a property after rentals have been created?Yes. Property information can be updated after rentals exist.
